and mission goals while structuring the deal to meet funders’ requirements.
Non-profit clients range from well-established housing providers to newly formed
non-profits created to serve a particular population or area. Our clients often
provide supportive services targeted toward the homeless, mentally ill and
physically disabled. Lighten-Gale Group understands how lenders and syndicators
underwrite the critical rental subsidies necessary to make these supportive
housing projects work well.

Housing Authority Clients
Many housing authorities have re-developed their public housing as well
as added other affordable housing. We have worked with authorities
that have either created separate 501c3 organizations or completed
projects through their housing authority charters. Lighten-Gale Group
uses its knowledge of HUD rules and regulations, mixed finance, and
HOPE VI to structure housing authority projects successfully. Our housing
authority clients have completed developments in partnership with private
developers and have also acted as the sole developer themselves. We
work hand-in-hand with the authority to identify developer partners
(architect, general contractor, etc) and position the development to
meet funding requirements.
